1. Acceptance of Terms

By accessing and using the MYINVESTIN website and services ("Platform"), you agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, you must not use our Platform. These terms apply to all visitors, registered users, property listers, and agents.

2. Use of the Platform

Our Platform provides a digital marketplace for real estate sourcing, Below Market Value (BMV) deals, and an AI Property Finder tool. You agree to use the Platform only for lawful purposes and in a way that does not infringe the rights of, restrict, or inhibit anyone else's use and enjoyment of the Platform.

• You must be at least 18 years old to register an account.
• You must provide accurate and complete information during registration.
• You are responsible for maintaining the confidentiality of your account credentials.

3. Property Listings & Accuracy

While we strive to ensure that all information on the Platform is accurate, MYINVESTIN acts primarily as an aggregator and marketplace. We do not independently verify every detail of the properties listed.

• For Buyers/Investors: Always conduct your own due diligence, surveys, and legal checks before entering into any property transaction.
• For Sellers/Agents: You are solely responsible for the accuracy of the listings you upload, ensuring they comply with the Property Misdescriptions Act and other relevant UK legislation.

4. AI Property Finder & Valuations

Our AI Property Finder and instant valuation tools provide estimates based on market data and algorithms. These are intended for guidance purposes only and do not constitute professional RICS valuations or financial advice. MYINVESTIN shall not be held liable for investment decisions made based on AI-generated data.

5. Fees and Payments

Certain features of the Platform (such as Premium Agent Subscriptions or Sourcing Fees) require payment. All payments are securely processed via third-party providers (e.g., Stripe). By subscribing, you agree to our billing terms. Refunds are processed in accordance with UK consumer protection laws.

6. Limitation of Liability

To the fullest extent permitted by UK law, MYINVESTIN excludes all liability for any direct, indirect, incidental, or consequential loss or damage arising out of or in connection with the use of the Platform, including but not limited to loss of data, income, or profit.

7. Governing Law

These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes relating to these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.

8. International Property Listings (Dubai & Turkey)

Passive Directory Status: The Company operates strictly as a passive advertising venue. We do not introduce buyers to sellers, handle funds, or facilitate negotiations. All communication and transactions are conducted entirely at the users' own risk.

Local Regulatory Compliance: Users uploading listings in international jurisdictions are solely responsible for ensuring compliance with local property laws.

• For Dubai Listings: Users must possess and display a valid Trakheesi Permit Number issued by the Dubai Land Department (DLD).
• For Turkey Listings: Users must hold the official Tapu (title deed) or possess explicit, written legal authorization from the lawful owner to market the property.

Indemnity: By uploading an international listing, you warrant that all information and regulatory permits are valid. You agree to fully indemnify The Company against any legal actions, fines, or losses resulting from fraudulent, inaccurate, or legally non-compliant advertisements. We reserve the right to delete any listing immediately and without refund if illegal or unverified advertising is suspected.
